What we do
Tuckpointing. We grind out the failed mortar and repack the joints so the chimney's solid again.
Crown repair. The concrete cap up top typically cracks first. We seal it or recast it so water runs off instead of soaking in.
Flashing. The metal seal where the chimney meets the roof is a common leak point. We reseal it.
Rebuilds. When the top few courses are too far gone, we take them down and rebuild them to match.

Usually not. Most chimney leaks come from the crown or the flashing where the chimney meets the roof, not the whole stack. We find the actual source before anyone starts talking about a rebuild.
Do I need a chimney cap? And what's the difference between a cap and a crown?
The crown is the concrete slab at the very top of the chimney. The cap is the cover over the flue opening. The crown sheds rain off the top; the cap keeps rain and animals out of the flue. If either one is cracked or missing, water's getting in, and water is what wrecks a chimney.
